It is our office policy that an application must be submitted online and pre-screened prior to an interior viewing being scheduled. Upon application approval, the approved applicant will have an interior viewing scheduled with the Property Manager. We suggest that you view our extensive online advertising and drive by the property prior to applying to assess the location fits your needs.
Each prospective adult, 18 years and older, must complete a separate rental application online regardless of marital status or credit history, no exceptions. At the time of submission, a processing fee of $35.00 for each applicant and $35.00 for each additional applicant over the age of 18 is required. The application fee is non-refundable once the application has been processed.
It will take approximately 3-5 working days to process an application. This may be longer if the application is incomplete, or references are difficult. The application process is not first come first serve; the most qualified application will be selected for approval. However, if we receive a high volume of applications, all applications may not be screened.
Total verifiable gross monthly income of all adult occupants must be at least 2 ½ times the monthly rental rate; no exceptions. To provide proof of adequate income the following is required:
A full credit screening will be completed on each application over the age of 18. While we do not have a minimum credit score requirement, applicants may be denied due to the following credit reasons: Low credit score, accounts in collection, charge off accounts, open accounts in delinquent standing, lack of credit history.
If applicants do not meet income qualifications, a cosigner is permitted for apartments only. (Cosigners are not permitted for single family homes, condominiums, or duplexes) A cosigner must submit a separate application and complete a full screening the same as the applicant. To qualify, the cosigner must solely gross 5 times the monthly rent amount. We do not accept cosigners for credit reasons.
Pet policies vary from property to property. Please review each property’s amenity details for pet policies. We require a separate pet application for all household and/or assistance animal requests. Please see our full pet screening policy here.
Tenants can pay rent through the online tenant portal, through the mail, or in our office. Cash is not accepted.
Rent is due on the 1st of each month and is considered late after the 3rd.
Non-emergency requests should be submitted through the online tenant portal where tenants can track the status of their maintenance requests. If your maintenance request is time sensitive, it is suggested that you call the office directly. Our staff are on call 24/7 if you have an after-hours emergency.
If the lockout happens during regular business hours, please contact our office and you can pick up a spare key from our office. If the lockout happens after-hours, you will need to arrange and pay a locksmith on your own.
Yes. All tenants are required to have $100,000 of liability coverage. Tenants have the option of shopping for their own policy, or signing up for renters insurance through their tenant portal.
If a tenant does not meet the liability coverage requirement, they will automatically be enrolled in the Liability to Landlord policy. (This policy does not cover the tenants personal belongings.)
California law requires tenants to give 30-day written notice. The 30-day notice can be given at anytime for a month-to-month agreement or 30-days prior to the expiration of a lease agreement.
Tenants can submit their Notice to Vacate through their online tenant portal or print a written notice here.
Per the lease agreement, the security deposit is not considered last month’s rent.
All tenants have the right to a pre-move out inspection, scheduled no earlier than two weeks before their vacate date. The purpose of this initial inspection shall be to allow you an opportunity to remedy identified deficiencies, in a manner consistent with the rights and obligations of the parties under the rental agreement, to avoid deductions from the security deposit. Contact your Property Manager to arrange the pre-move out inspection.
A security deposit transmittal with itemized statement will be sent within 21-days of the tenant returning possession to the forwarding address provided by the tenant.
